The Folsom Railroad Block Parking Structure is a 4-level, 122,715 square
foot mixed-use parking structure with approximately 314 spaces to serve the
Historic District area.The project is expected to be complete January 2008.

Gateway Center, Seattle Region |

Gateway Center is a ground-up project for Evergreen Hospital that will add a
5-story medical office building with an underground parking garage to
Evergreen’s Kirkland campus. The 100,000 square foot medical office building
will be built over two levels of parking, (each 100,000 square feet) that
accommodates over 600 stalls. The project incorporates a transit center for
Sound Transit and King County Metro, and a pedestrian plaza.

City Center Plaza, Seattle Region |

Rising 26 stories in the downtown core, City Center Plaza spans the area
adjacent to the transit center and the new City Hall, and will be the
largest office building in Bellevue, WA. Scheduled for completion in 2008,
the 1.1 million square foot building will provide over 600,000 square feet
of office space above five levels of underground parking.

South Coast Plaza Renovation, Los Angeles Region |

The second phase of the renovations at the South Coast Plaza Retail Center
involve an additional 120,000 square feet of new travertine flooring,
balcony rails and custom teakwood planters/bench seating. An elegant custom
glass elevator will also be installed. This project is expected to be
complete in November of 2007.

The brand new CarMax Torrance project will be delivered as a turn-key
design-build automotive dealership with a 12,000 square foot showroom,
office space, service center and two levels of cast-in-place structured
parking. With innovative value engineering, HSW helped to save the client
almost $5 Million. This project is scheduled to be complete in July of 2007.

Kabuki Theater, San Francisco Region |

Owned by Sundance Cinemas, this Japan Town (San Francisco) project involves
renovating eight cinemas from the AMC theater style to a higher-end,
independent film style. The new design reconfigures the seating to allow for
better viewing, while the theater complex offers a restaurant and bar for a
more enjoyable experience. The theater renovation will be complete in April
2007, and the design for the restaurant, bar and common areas will soon be
released.

The first part of Phase I of this mixed-use building encompasses a two
story, steel framed 32,000 square-foot building. The first floor will offer
a restaurant and retail shops, and the second floor will provide office
space. The next part of Phase I includes a six-story, open air market and
retail shops office space. It also includes some site work for an outdoor
plaza. The last part of phase I consists of constructing a glass pavilion.
Still in the concept stage, Phase II consists of a 12-story hotel, 200 plus
keys, and additional retail space.
